Terms and Conditions

Cancellation policy for all accommodation - We take a non-refundable 25% deposit at the time of booking. At this point your holiday is considered confirmed and the following cancellation charges come into effect. You are strongly advised to ensure that you have insurance to cover cancellation or curtailment of your holiday. At the point of booking and paying a deposit you are deemed to have accepted our terms and conditions. You may cancel your holiday with The Green Shed at any time, however the following fee structure will apply:
Cancellation 4 weeks or more prior to arrival date - Full refund on balance payment only
Cancellation less than 4 weeks prior to arrival date - No refund

Please pay special attention to the amendment to our standard terms and conditions -
Covid-19 Interruption Policy
If The Green Shed is in a position of forced closure or if you are unable to reach us due to a travel restriction during the period of your booking due to the Covid-19 Pandemic you will have the following options -
● Transfer the value of your booking to a future date (please note seasonal rate changes will apply)
● We can hold the value of what you have paid to date as a credit to apply to a future booking within 12 months
● Please note these terms only apply to restrictions enforced due to the Covid-19 pandemic.

Incomplete payment/cancellation - Where the balance of the payment for your holiday has not been paid 6 weeks prior to the commencement of your holiday, we will send you a reminder. If, within 10 days of the reminder being sent, the balance is still outstanding, The Green Shed will be entitled to rescind the agreement, retain the deposit, and then claim against you all losses incurred. In the case of cancellation more than 4 weeks before the commencement of your stay only the deposit will be forfeited. It is your responsibility to ensure you have appropriate insurance.

Travel issues - We do not offer refunds for late arrivals, early departures or cancellations due to circumstances beyond our control, for example, bad weather or travel issues. Be aware that you are visiting an island two ferry rides from the mainland and ensure that you have adequate holiday insurance to cover any eventualities. 

Amendments to bookings - We reserve the right to levy an administration charge of £50 for amendments to your booking arrangements in addition to any other charges applicable. In principle, amendments are not permitted within 6 weeks of your arrival date.

Terms & Conditions
Included in rental - Rental of accommodation and furnishings, use of water, electricity and heating as applicable. 
Children - It is the policy of The Green Shed that children are not to be left unattended in the accommodation at any time.
Pets - Pets are not permitted at the Green Shed
Power required for medical equipment - Guests requiring electrical power to enable the use of electric appliances needed for medical reasons must email to discuss their
medical requirements prior to booking their stay. Please note that, as a small island, there is a chance that you may experience a power cut during your stay.

Check-in & check-out:
Check-in: From 3.00pm We currently operate on a self check-in system so you will receive full instructions before you arrive. We are contactable via email or in person if you have any issues.
It is helpful to confirm your arrival time with a member of our team so we can make sure everything is in place.
Check-out: By 10am. You will be asked to follow some clear instructions on what we have to ask you to do in order for us to keep our staff safe.

Group bookings & parties - We welcome friends & family gatherings, but parties are not permitted in any accommodation at any time. If you would like to hold a celebration or party on our site, then please contact us to discuss your options. 

Wood-Burning Stove - The wood-burning stove in the Sea Room may only be used once you have read the operating instructions. The stove is not to be left unattended at any time. For your own safety, only wood and kindling should be burned in the wood-burner. Each basket of logs is charged at £7 and can be requested in person and paid for in cash.

Behaviour - In order to make everyone’s stay at the Green Shed enjoyable, all guests are
requested to be considerate of others. Inappropriate or anti-social behaviour may lead to removal from the Green Shed without a refund of the rental sum or any part of it.

Noise - Please respect your fellow guests’ privacy. Guests are not permitted to play amplified music at any time. After 10.00pm we request that all guests keep noise to a minimum in and around accommodation areas.

Liability:
A. The Green Shed can accept no liability for theft, loss or damage, of whatever nature, during or as a result of your stay.
B. The person who books assumes responsibility for any other guests within his/her party, their companions, their children, their pets and any others invited by you or them to the site. You and all members of your party are jointly and severally responsible for all loss, damage or injury which may arise, for The Green Shed or any third party, as a direct or an indirect consequence of your party’s stay.
C. If your accommodation or equipment is left in a poor condition resulting in additional cleaning, repair or replacement, you may be charged to cover the costs incurred.

Force Majeure - Where any cancellation or change to your booking results from force majeure, our liabilities are limited to offering alternative accommodation where available.
We cannot pay any compensation or meet any expenses or costs you may incur as a result of any such cancellation or change. "Force majeure" means any circumstances beyond the reasonable control of The Green Shed including, without limitation, an act of God, fire, flood, natural or nuclear disaster, adverse weather conditions, war or threat of war or acts or threat of acts of terrorism.

Complaints- Should you find you have any complaint during your stay at The Green Shed please notify us immediately and we will do all we can to rectify the problem. Please refer the matter to the manager if you feel it necessary. Should you remain unsatisfied please notify us in writing within 7 days of the end of your stay.
